We
are happy to meet with you to discuss plans for your new home.
Based on
a deposit on the lot of your choice we will prepare a sketch
of the elevation and floor plans, and a preliminary set of specifications
to give you a "ball park estimate" of the price for the
house. Should you decide not to proceed at this point, your deposit
is refunded
minus the cost of the sketch.
If
you give us the"go ahead", detailed plans and specifications
will be prepared with your active participation. The architect/designer
and budget are approved by you. Allowances
for floors, fixtures, cabinets and appliances are set only after you
have become thoroughly familiar with costs and products available. In
this way extras and changes can be held to a minimum. Based
on complete plans and "specs" we put the house out to
bid to suppliers and subcontractors. Normally, within ten days
we can
give
you a firm price and date for completion of your home. Should
you decide not to proceed, you pay the cost of preparing the building
plan which belongs to you. If
you choose to proceed, we execute our Purchase Agreement and construction
begins. A
detailed construction schedule is also provided showing when various
phases will be started and completed. The schedule may be modified according
to the client's selections and any unanticipated changes in the plans
or specifications. The Project Manager prepares a schedule of decisions
to be made so that the client knows ahead of time what is expected and
in what order. We
pride ourselves in preparing our clients so that changes and delays
are kept to a minimum and the house is delivered on time and on budget.
